General

The Garden Halls is an intercollegiate hall, housing students from all colleges within the University of London.  We have bid for some catered en-suite housing which will be offered to our first year undergraduate students by the University of London Housing Services (ULHS).

Students who are offered accommodation at The Garden Halls will sign an agreement with University of London Housing Services and not with City, and will therefore be bound by University of London’s Terms & Conditions of residence.

  • The Garden Halls offer catered accommodation (breakfast and evening meal) included in the weekly fee.
  • En-suite rooms with showers, toilets, washbasins, access to shared kitchen, Wi-Fi and data socket for connection to the internet.
  • Bedroom furniture includes desk, desk chair, wardrobe, book shelf
  • Wi-Fi available in the reception lobby, dining hall, and common rooms.
  • Accommodation for students with mobility support needs is available and the Building is fully wheel chair accessible.
  • Distance from City, University of London - Walking: 25-30 minutes, Bike: 10 mins, Bus (No. 205): 25 minutes, Tube: Euston or Kings Cross to Angel 20 minutes’ including walking from Angel.
  • Central London location, close to Kings Cross/St Pancras station, British Library, and Russel Square.

Please note that this hall is not subsidised by City, University of London.  The University of London already recognises that the cost of living and studying in London can be high and so keeps their housing costs at an affordable rate.  The Garden Hall is a catered hall and the price includes breakfast and an evening meal (at set times).  Discounts for catering can apply (for example if you were to go home for an extended holiday), but the Halls can confirm their exact policy on this.

*Please note the catered rooms are only available with catering, the 3 Bedroom Apartment, Standard Superior and Town House are non-catered, but catering packages can be bought.

Location

The Garden Halls is located Kings Cross, it is approximately 25 minutes by public transport, and 30 minutes by foot to City, University of London's Northampton Square campus.

Fantastically situated 20 minutes walking distance to Oxford Street, the Garden Halls is near shopping, theatres, restaurants and plenty of nightlife. It is also a 5-10 minute walk to Kings Cross/ St Pancras connecting you to various underground stations and train lines, not to mention the recently regenerated, Granary square with restaurants and cafes next to Regent’s Canal.

Instalments

What are the rent instalment dates?

Instalments can either be split into

  • Seven equal instalments that are automatically taken on the 1st of every month from October to April.
  • Three termly instalments that are automatically taken on the 18th October, 18th January and 24th April.
  • You can also choose to pay ad hoc, you will need to manually log on and make termly payments before the 18th October, 18th January and 24th April.

How many installments is the rent paid?

You can pay your rent in one, three or seven instalments. To pay in seven you must use the UOL online system, which will take the money automatically at the start of each month.

How much do I need to pay for each instalment?

Can I pay in instalments if I'm an international student?

Yes, the same instalment options are open to international students..

Do you need a UK Guarantor to pay instalments?

No, a UK guarantor is not asked for.

Payments

What do I need to pay to reserve my room?

You will need to pay a £500 deposit to reserve your room. The deposit will be returned to you when your contract ends in full, providing there is no outstanding rent, outstanding charges or damages.

How can I pay for my rent?

You can pay online via the halls epay system, as a bank transfer or with a debit/credit card via phone or in person.

Can I pay by a bank transfer?

Yes you can. For bank details, please e-mail ahd.finance@london.ac.uk.

Are there charges for paying by credit card?

No.

I can't pay my 1st instalment as I'm waiting for my student loan to be confirmed, can I still move into my room?

Yes you can move in, the first instalment is not normally due until the second week of October.

Is there a discount if I pay for my accommodation in full?

Yes. Pay the whole year’s fees by the 18th October and get 2% back!

Cancellations

Can I cancel my room reservation before my contract starts?

You have until the end of August to cancel your contract.

Can I cancel my contract after I have moved in to the room?

It is not possible to terminate a contract. This is because it is a legal document that states you will be liable for the room until the end of the contract. The Halls will however accept a replacement Tenant to take over the remainder of the contract; until a replacement is found you are still expected to fulfil your financial obligations. You would need to contact the Accommodation Team for further advice and to complete an Early Leaver's Form. For this Hall, the replacement Tenant must be a first year undergraduate on a full time course at City, University of London.

In certain exceptional circumstances, such as suspending your studies, it may be possible to arrange an exception. If you find yourself in a situation like this, please discuss your circumstances with the Accommodation Team so that they can advise you further.

How long before I receive a refund of rent if another student takes over my contract?

Refunds are processed within 28 days of the termination of your contract.

Housing Related

Is there any additional items I need to bring to the hall?

Pillow, pillowcase, sheet, duvet and cover, towel are all provided.  Any resident that does not complete the full contract will be charged for this bedding pack.

Can I have guests stay over?

You may sign in a maximum of three day-guests at any one time, between 07:00 and 23:00. During term time, you may have one overnight guest at a time in your room/flat for a maximum of 10 nights per calendar month.

You will need to liaise with management beforehand, and sign them in and out every time the leave.

Can I bring a TV with me?

You can bring a television with you, however it is your responsibility to make sure you have paid for a TV license.

Can I arrive before my contract start date?

Depending on the availability of rooms before your arrival date, you may be able to arrive early

What if I am unhappy with my room, can I change?

Yes it is possible to swap rooms, depending on availability, it will incur a £30.00 admin charge. Please contact the hall for further details.

What if I want to extend my stay?

It is possible to extend your stay, but you will pay the same rate as term time fees. If you would like to extend your stay please contact the hall management.

Is there a cleaning service available?

No.

What are the laundry charges?

The laundry costs £2.20 per wash and £1.00 per dry..
