Willen House


This residence is offered exclusively to City, University of London students by EC1 Residences, a third party housing provider. Students who are offered accommodation at Willen House will sign an agreement with EC1 Residences and not with City, University of London, and will therefore be bound by EC1 Residences' terms and conditions of residence.

  • Willen House offers 157 self-contained studio apartments, each with their own en-suite bathroom and kitchenette.
  • A common room with access to a television, pool table, air hockey and table tennis.
  • Bicycle storage is available to all students.
  • For the summer months, Willen House has two outdoor terraces complete with tables and chairs.
  • Accommodation for students with mobility support needs is available.
  • Approximately 10 minutes' walk from City, University of London's main site at Northampton Square, and 10 minutes' walk from Cass Business School.

Please note: Willen House has five floors. There is access by lift up to the fourth floor, then stairs to the fifth floor.

What is not included?

  • Telephone bill
  • TV licence (please see the TV Licensing website for information on if you need a license and how to obtain one)
  • Bedding (sheets, pillow, duvet etc.), however bedding packs are available for £25 to be collected on your arrival at Willen House.
  • Cooking utensils, crockery and cutlery in kitchens

All halls of residence are self-catered, therefore you are responsible for buying and preparing your own food.

Willen House is situated on Bath Street in the area of Islington and Clerkenwell - an ideal location for students studying both at the main City campus (Northampton Square) and at Cass Business School.

Living in Willen House means you're within easy walking distance of all City's teaching facilities and close to many trendy restaurants, cafes and bars. You're also close to the Barbican Centre, one of London's liveliest cultural venues. The Barbican offers galleries, a theatre, cinema screens and concert halls.

Whilst you're able to enjoy the culture and atmosphere of Islington, you're also only fifteen minutes away by tube from the West End and Covent Garden. The area is well served by bus routes, with a major bus interchange located near Angel tube station.

Rent is paid in 3 equal instalments plus the £1,000.00 due upon booking

Can I pay in instalments if I'm an international student?

All student are eligible to pay instalments.

If are unable to pay the 2nd instalment because you are waiting on external funding or being sponsored, please provide written evidence of your funding to discuss alternative options.

How much do I need to pay for each instalment?

The amounts of each instalments depend on the room banding, the figures below represent total amounts for each instalments excluding £350 deposit and £650 advance rent which is payable upon booking.

Do you need an UK Guarantor to pay instalments?

No, you do not need a UK based guarantor.


What do I need to pay to reserve my room?

When you reserve your room, you will need to pay £1,000.00, being £350.00 deposit plus £650.00 advance rent

How can I pay for my rent?

You may pay with a debit or credit card on our website or via telephone, or by internet transfer or funds transfer.

Can I pay by a bank transfer?

Yes you can. For bank details, please contact Willen House.

I can't pay my 1st instalment as I'm waiting for my loan to be confirmed, can I still move into my room?

Yes, we offer payment plans to US loan students to coincide with their loan receipts. If you require a payment plan please contact our office to discuss the matter further.

Is there a discount if I pay for my accommodation in full?

No, unfortunately not.


Can I cancel my room reservation before my contract starts?

If you no longer require the room, provided you let Willen House know in writing (by e-mail) 14 days or more before the rental period is due to start, you will get a full refund. If you inform them within 14 days you will be refunded your instalment but we may retain your deposit. If you decide to cancel your room booking after the start of the contract you will be liable for the rent until an alternative resident is found.

Can I cancel my contract after I have moved in to the room?

You need to contact the Student Centre at City University as soon as you know when you’re leaving. They will do their best to find another postgraduate student at the university to take over your room, please note you will be responsible for rent payments until another student takes over the reminder of your contract. You can also find someone yourself, but any new resident needs to be a City postgraduate student.

The new resident pays a deposit and signs a new agreement which commits them to paying the rent for the rest of the rental period. At this point your deposit will be returned, along with any rent money owing to you.

If neither you nor the Student Centre succeeds in finding a replacement tenant then unfortunately you will be liable for the remainder of the rent due up to the end of the rental period. This is explained in the Licence Agreement (clause 32).

How long before I receive a refund of rent if another student takes over my contract?  

Deposit refunds are processed within one month of the moving out date or the contract end date, whichever is the later, in accordance with clause 9.4 of the licence agreement. If you leave early and your room is taken by a new resident who pays a deposit the your refund will be processed within one month of your leaving date.

Please note that if you wish your deposit to be sent to an overseas bank account any bank charges incurred will be passed on to you.

Housing Related

Is there any additional items I need to bring to the hall?

You will need to bring your own bedding and personal items.

The Hall provides for your personal use;

  • fridge/freezer
  • cooking hob
  • microwave
  • dustpan & brush
  • waste bin in the kitchen and paper bin in the bedroom area
  • mattress protector

You may purchase a bedding pack at your arrival if you wish to.

Any other items will not be provided and you will need to purchase them yourself.

Specific Requests

Students who have any specific room requests (e.g. certain floor/double bed etc.) must ensure they request this at the time of booking or as soon as possible. Please note, although the halls of residences will do their best to accommodate this, due to availability this is not always possible. With the stress that this is not always possible students that do put in a request should not assume this is automatically guaranteed because they have requested it. If a student wishes to discuss a preference please contact the hall of residence directly for further information.

Can I have guests stay over?

Yes, you need to notify reception and any stay over 5 nights requires approval from the hall management.

Can I bring a TV with me?

You can bring a television with you, however it is your responsibility to make sure you have paid for a TV license.

Can I arrive before my contract start date?

Unfortunately there is no option to arrive before your contract start date (8th September 2019)

What if I am unhappy with my room, can I change?

At the time of booking you will be able to choose your room, based on availability. If you are unhappy with the room, you can change once again dependent on availability.

What if I want to extend my stay?

Unfortunately it is not possible to extend your stay, please get in touch with the Accommodation Team for further assistance.

Is there a cleaning service available?

There is no cleaning service available. Students are expected to keep their rooms clean and inspections are carried out throughout your stay.

What are the laundry charges?

The cost of laundry is £2.90 per wash and £1.40 for the dryers.
