iQ City

General

This hall of residence is offered to City, University of London students by iQ Student Accommodation, a third party housing provider. Students who are offered accommodation at iQ City will sign an agreement with iQ Student Accommodation and not with City, University of London, and will therefore be bound by iQ Student Accommodation conditions of residence.

All first year undergraduate students are eligible to stay at any one of our nominated Undergraduate halls. However, if you are going to be studying one of the following courses, BSC Nursing, Midwifery, Radiography or Speech & Language Therapy, we would recommend staying at iQ City. Unlike the other halls, iQ City allows students to stay beyond their standard length of contract, this is prefect for students who are required to undertake work placements over the summer period. This applies to first year undergraduates only.

Please note, should you wish to stay at any of the other halls we will not be able to arrange any extended contracts. You can request an extension to your contract directly with the hall, but the Accommodation Team will not be able to intervene should your request be rejected and you will also not be eligible for any discounted rent. Rent rates are at the discretion of the hall providers.

Main features

  • iQ City offers either en-suite or studio rooms.
  • En-suite rooms are 12-13 m2 with four foot double beds,shower, wash basin and toilet, and shared kitchen.
  • Shared kitchens are shared between up to 15 people and includes, two-ring hob, four-ring hob, oven, microwave/grill, fridge-freezer, toaster, kettle, personal locker, table and chairs.
  • Studio rooms are 16-18 m2 with four foot double beds, kitchenette with two-ring hob, combi-microwave, small fridge-freezer, sink and breakfast stool, as well as  en-suite shower, wash basin, and toilet.
  • All rooms include study desk, bookcase, pedestal drawers, wardrobe and chair
  • Residents have access to an outdoor courtyard and benefit from 4Gaming and 4TV which is included in the rent.
  • Accommodation for students with mobility support needs is available.
  • Approximately 7 minutes' walk from City, University of London's main site at Northampton Square, and 11 minutes' walk from Cass Business School.

Location

iQ City is situated in the local area of Clerkenwell - an ideal location for students studying both at the main campus in Northampton Square and at Cass Business School as it is within easy walking distance of all City's facilities. The Barbican Centre, one of London's liveliest cultural venues, is nearby as well as a plethora of restaurants, bars and pubs of Farringdon and Shoreditch.

The area is well served by buses as well as the Underground. Living in London's Zone 1 means you are within easy travelling distance from all other parts of London.

Instalment Related

What do I need to pay to reserve my room?

The deposit payable is £200.

What are the rent instalment dates (Postgraduate)?

1st instalment by: 1st August 2019

2nd instalment by: 30th September 2019

3rd instalment by: 13th January 2020

4th instalment by: 20th April 2020

Please note you require a UK Guarantor.

How many instalments is the rent paid?

Rent is paid in 4 instalments or one full payment is required. You will need a Guarantor for both payment types.

US and Canadian Loan Students: You are required to pay 5 weeks rent in advance by the 1st August 2019. If you are making your booking after this date, 5 weeks rent is payable at the time of booking. If you have any further questions on this please contact iQ City on city@iqstudent.com. You also need to provide iQ City with a copy of your loan payment schedule.

How much do I need to pay for each instalment (Postgraduate)?

The instalment amounts for City nominated rooms are as follows:

  • Ensuite: Term 1 -£1,235, Term 2 - £3,705, Term 3 - £3,705, Term 4 - £3,952
  • Studio: Term 1 - £1,505, Term 2 - £4,515, Term 3 - £4,515, Term 4 - £4,816

Please be aware that these amounts are for students who book through City only. If you book directly with iQ City, your instalment amounts will vary.

Payments

How can I pay for my rent?

Payments can be made through the online portal with credit/debit card or via Western Union. Unfortunately, iQ City are unable to take cash or cheques.

Can I pay by a bank transfer?

iQ City do not accept bank transfers.

Can I pay by instalments if I'm an international student?

Yes, you can pay by instalments as an international student if you have a Guarantor. If you have a Guarantor at the time of accepting the offer, the guarantor will receive an email notification confirming that they have been nominated as a guarantor. The Guarantor will need to accept the offer and upload the following documents:

  • a. Guarantor ID
  • b. Guarantor proof of address

Only once the offers have been accepted and the documents have been received, the booking is confirmed. The rent charges will only be allocated to the students account once this has been done. A Tenancy Confirmation email will be sent to the student with further details regarding check in. Rental instalments will be due at least 10 days before the contracted start date.

Do you need a UK Guarantor to pay instalments?

iQ City no longer require UK only guarantors, they now accept international guarantors. A guarantor will be required for both instalments and full payment options.

Cancellations

How can I cancel my reservation before my contract starts?

A booking can be cancelled up to and including 31st July of the year when the student is due to move in. The booking fee is non-refundable.

After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:

  1. Their UK Visa application has been denied
  2. They have failed to obtain the required qualifications to get into their university of choice
  3. Extenuating circumstances e.g. ill-health, family circumstances

Evidence of 1) or 2) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.

Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.

Cancellations after you have moved into the accommodation

You will need to find a suitable replacement to take a new tenancy agreement for your room for the remaining period of your contract.

Replacement tenants must be 18 years old or over and enrolled on a full time Postgraduate course and also a student at City, University of London.

Can I cancel my contract after I have moved in to the room?

Please be aware that you must have a minimum of 12 weeks left on your contract, iQ City will not allow any replacements with less than this period remaining.

How long before I receive a refund of rent if another student takes over my contract?

Refunds can only be processed once the replacement tenant has completed their booking and made payment for the booking fee and rent. Refunds are then processed within 28 days of the termination of your contract.

Housing Related

Is there any additional items I need to bring to the hall?

You will need to bring your own bedding and personal items.

Can I have guests stay over?

All guests must be over 18 and provide ID- No resident can sign in more than 3 guests at one time and groups cannot have more than 8 guests in total, this will need authorisation from management.

Guests can stay for 3 consecutive nights and anything longer will need to be authorised by management.  They will need to sign their guest in at the reception and they need to be with them at all times.

Can I bring a TV with me?

You can bring a television with you, however it is your responsibility to make sure you have paid for a TV license.

Can I arrive before my contract start date?

No, you can only arrive once your contract has started.

What if I am unhappy with my room, can I change?

Yes, depending on availability, please speak with hall for further information.

What if I want to extend my stay?

Yes, depending on availability, please speak with hall for further information.

Is there a cleaning service available?

Yes, via an external company. Please speak with hall for details.

What are the laundry charges?

The laundry costs £2.70 per wash and £1.20 per dry.
