Undergraduate halls of residence East Central House

General

This residence is offered exclusively to City, University of London first year undergraduate students in conjunction with Unite Student Accommodation, a third party housing provider. Students who are offered accommodation at East Central House will sign an agreement with Unite and not with City, University of London, and will therefore be bound by Unite's terms and conditions of residence.

Main features

  • East Central House offers a mixture of single en-suite rooms in cluster flats.
  • All single en-suite rooms are fully fitted to a high standard and include 2 m2 an en-suite bathroom with shower, toilet and washbasin and access to a well-equipped kitchen.
  • En-suites come in two sizes: "Classic" which is 12 m2 with single bed, and the larger "Premium" which is 15 m2 available with either a single or double bed.
  • Bedroom furniture includes bed, mattress, wardrobe, desk, chair and bedside cabinet.
  • Kitchen furnishings include dining table & chairs, electric ovens and 4-ring hob/extractor fan, fridge freezer and microwave, shared between four to six students.
  • All residents have access to the common room with flat screen TV, DVD player and wireless internet access as well as a large landscaped garden.
  • Adapted rooms available for students with mobility difficulties.
  • East Central House is approximately 5 minutes' walk from City, University of London's Northampton Square site and 10 minutes' walk from Cass Business School.

What is included in the cost of the rent?

What is not included?

  • Telephone bill
  • TV licence (please see the TV Licensing website for information on if you need a license and how to obtain one)
  • Bedding (sheets, pillow, duvet etc.)
  • Cooking utensils, crockery and cutlery in kitchens
  • All halls of residence are self-catered, therefore you are responsible for buying and preparing your own food.

City, University of London recognises that the cost of living and studying in London can be high. In order to make studying at City affordable and accessible to all our undergraduate students, City has introduced an accommodation subsidy to reduce the cost of its undergraduate halls of residence. The subsidised prices listed above will be available from September 2015.

East Central House is in the Barbican neighborhood with art galleries, superb night life, cultural centres, parks and London's oldest Turkish baths all close by. This amazing central location, plus good transport links from Old Street and Liverpool Street station, ensures East Central House is easily accessible from anywhere in central London, with City located just a short walk away.

Instalment Related

How do I pay my rent?

Rent is paid in instalments at different points of the year. If your home address is abroad you can only pay in 1 or 2 instalments.

If your home address is in UK you can pay in 1, 2, 4, 8 instalment. A charge of £99.00 will apply if you pay in 8 instalments.

What are the rent instalment dates?

It is possible to pay in 1, 2, or 4 instalments* depending on if you are a UK, EU, or non-EU student.

One instalment: September

Two instalments: September, January

Four instalments: September, October, January, April

*8 instalments may be possible in exceptional circumstances; however a charge of £99 will apply. Please contact the Hall Management to enquire.

Can I pay in instalments if I'm an international student?

International students can only pay in a maximum of 2 instalments.

How much do I need to pay for each instalment?

  • 2 instalments: two equal payments, each 50% of the total rent,
  • 4 instalments: 1st - 10%, 2nd - 30%, 3rd - 40%, 4th - 20% of the total rent
  • 8 instalments: each instalment is worth 12.5% of the total rent. An admin fee of £99.00 will be added to the first instalment

Do you need an UK Guarantor to pay instalments?

No, your guarantor can have overseas address.

Payments

How can I pay for my rent?

You can pay with your Debit / Credit Card or by Direct Debit. Payments by Credit Card will incur in 2% surcharge.

What do I need to pay to reserve my room?

You will need to pay East Central House a £250 deposit to reserve your room. The deposit will be returned to you when your contract ends in full, providing there is no outstanding rent, outstanding charges or damages.

Can I pay by a bank transfer?

This method is agreed only in special circumstances and may take up to 10 working days to be processed. Please make sure you arrange bank transfer well before the instalment is due.

I can't pay my 1st instalment as I'm waiting for my student loan to be confirmed, can I still move into my room?

If you can't pay your first instalment due to delay on student loan, you can still move in to East Central House. You will have to provide proof from the Student Finance with dates you will be receiving your loan.

If you will have difficulties paying rent due to Student Finance arrangements, please let the whole know at least 2 weeks before your instalment date.

Is there a discount if I pay for my accommodation in full?

No, there is no discount for paying for your accommodation in full.

Cancellations

Can I cancel my room reservation before my contract starts?

You can cancel your reservation with Unite Students at any time during the 14 day cool off period after you receive the email confirmation from them that your booking is complete. After the cool off period you can cancel your booking but you will have to pay all amounts due under your Tenancy Agreement unless a replacement* Tenant is found for your room.

If a replacement Tenant is found for your Room, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room prior to this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant. If no replacement Tenant is found for your room we will retain your Security Deposit until all amounts due under your Tenancy Agreement have been paid. No refund will be made of the Utility Guarantee Fee (as referred to in the Tenancy Terms and Conditions).

*For this Hall, the replacement Tenant must be first year undergraduate on a full time course at City, University of London. Contracts are not able to be taken over by someone who has a contract with City under different referral agreement.

Can I cancel my contract after I have moved in to the room?

If you book your room, and advise us after the 20th August 2016 that you want to cancel the room, you are liable for the rent until a replacement student is found to take over the room.

If you find a replacement student, you are able to transfer the contract and will not be liable for the accommodation fees. Liberty Court does however have the right to keep £100 as a cancellation charge.

You would need to contact the Accommodation Team for further advice and to complete an Early Leaver's Form. For this Hall, the replacement Tenant must be a first year undergraduate on a full time course at City, University of London.

In certain exceptional circumstances, such as suspending your studies, it may be possible to arrange an exception. If you find yourself in a situation like this, please discuss your circumstances with the Accommodation Team so that they can advise you further.

How long before I receive a refund of rent if another student takes over my contract?

Refunds are processed within 28 days of the termination of your contract.

Housing Related

Is there any additional items I need to bring to the hall?

You will need to bring sheets, pillows and bedding, also all kitchen equipment and utensils. If you do not intend to bring this with you, you can also purchase packs from Liberty via a 3rd party company.

Can I have guests stay over?

Yes you can, one guest can stay two nights per week. You will need to liaise with management beforehand, and sign them in and out every time the leave.

Can I bring a TV with me?

You can bring a television with you, however it is your responsibility to make sure you have paid for a TV license.

Can I arrive before my contract start date?

Depending on the availability of rooms before your arrival date, you may be able to arrive early.

What if I am unhappy with my room, can I change?

Unfortunately it is not possible to swap rooms in hall, if you have issues with the room you have been allocated please contact the hall management.

What if I want to extend my stay?

It is possible to extend your stay, but you will have to pay the applicable summer rate for 2017 this £235. If you would like to extend your stay please contact the hall management.

Is there a cleaning service available?

No.

What are the laundry charges?  

The laundry costs £2.80 per wash and £1.50 per dry.
